Florida Nueva is where most of the recent vertical construction in the comuna has gone. Towers here come with the things older Laureles buildings do not have: lifts that work, assigned parking, a gym, a social room, sometimes a pool.

You pay for that in administracion. Amenity buildings carry monthly fees several times what a 1980s walk-up charges, and that number compounds over a holding period in a way buyers routinely underestimate.

It is the easiest part of Laureles to buy into sight-unseen, and the part where you are most likely to be buying the same product as everyone else on your floor.

Who it suits

Buyers who want new construction, lift access and parking, and will use the amenities enough to justify the fee.

What to check before you offer

Ask for the current administracion figure in writing, plus any approved increase. Ask what the reserve fund holds.
