What we are
An introduction service. We publish what we know about buying in Laureles, and when someone wants to actually transact we introduce them to a broker we have met in person in Medellin. The broker pays us a share of their commission on a closed deal. You pay nothing, sign nothing with us, and are never our client in any legal sense.
What we are not
We are not a licensed brokerage. We do not list property, hold deposits, draft contracts or represent you in a negotiation. We are not lawyers or tax advisers, and the moment your question becomes a legal or tax one we will tell you to hire someone who is.
Why Laureles specifically
Because it is the part of Medellin that most rewards knowing the streets. It is flat, it is walkable, the stock ranges from 1970s brick to buildings finished this year, and the difference between two apartments four blocks apart can be larger than the difference between two neighbourhoods elsewhere in the city. That is exactly the kind of place where a local who knows the buildings is worth more than a listing site.
How we vet brokers
We meet them. In person, in Medellin. We ask what they have actually closed, in which zones, at what price bands, and whether they work with foreign buyers regularly or occasionally. We ask how they handle the certificado de tradicion and whether they insist clients use an independent lawyer. Then we send them one or two real introductions before sending them any more.
Colombia has no licensing board that will do this for you. That is the gap this site exists to fill.
On accuracy
Every regulatory figure on this site is dated and indexed. The SMMLV changes every January, which moves both visa thresholds with it, and a large share of the English language content about buying in Colombia is quoting figures that stopped being true some years ago. We sweep this site every January. If you find something stale, tell us and we will fix it.
