Colombia's M visa route through property requires a registered investment of at least 350 SMMLV. In 2026 that is COP 612,816,750. The R visa route, which leads to permanent residency, sits at 650 SMMLV, or COP 1,138,088,250.

Those figures move every January, because they are indexed to the minimum wage rather than fixed in pesos. The 2026 SMMLV is COP 1,750,905 per month. Anything you read that quotes a peso threshold from a previous year is wrong now, and a great deal of what is published in English is exactly that.

What counts toward the threshold

The registered value on the escritura, converted through the formal exchange channel and registered as foreign investment. Not what you negotiated verbally. Not what you paid in cash outside the deed. Not an appraisal. The deed value and the registered investment are the two documents the application rests on, and they need to agree with each other and with your name.

The under-declaration trap. Declaring a lower value on the escritura to reduce transfer costs is common local advice. For a foreign buyer pursuing a visa it is the fastest way to fail: if the declared value falls below the threshold, the property does not qualify, and you cannot retroactively fix a signed deed. It also raises your taxable gain when you sell, since your cost basis is what the deed says.

What this means in Laureles specifically

Laureles is a mid-rise, flat, largely residential comuna with a wide range of stock: older brick walk-ups, mid-century blocks, houses in La Castellana, and newer amenity towers on the Florida Nueva edge. The threshold is a fixed peso figure, so what changes across those categories is what you get for it, not whether you qualify.

In practice the decision splits three ways. You buy one larger unit that clears the threshold on its own. You buy a smaller unit and accept that it does not qualify you. Or you buy more than one property, since the threshold is about registered investment rather than a single title. Each of those has different consequences for how easy the property is to rent, to manage and to sell, which is a conversation worth having before you shortlist anything.

Sequencing, which is where applications actually fail

  1. Money enters Colombia through the regulated exchange channel.
  2. The foreign investment is registered.
  3. The escritura is signed at the declared value, in your name.
  4. The deed is registered and the certificado de tradicion updates.
  5. You apply, with the investment certificate and the certificado together.

Steps one and two cannot be reconstructed after the fact. Money that arrived informally cannot be retroactively declared into the right shape, and that is the most common reason a technically qualifying property produces a denied application.

Two dates and two numbers worth carrying

  • October 31, 2026. The deadline for R visa holders to transfer under Resolucion 9316 of 2024. If this applies to you, it is the item on this page with an actual clock on it.
  • Every January. The new SMMLV decree resets both thresholds. If you are budgeting across a year boundary, budget for the higher number.
  • 183 days. Presence of 183 days in a rolling period triggers Colombian tax residency, which is a separate question from your visa and has worldwide income implications.
  • 15 percent. The ganancia ocasional rate under Ley 2277 of 2022 for assets held two years or more, which is the number that makes your deed value matter again on the way out.
